Investing in Real Estate Private Equity is your practical guide to investing in real estate through private offerings with established companies. The passive investment strategies for wealth building and income generation described in this book have traditionally been used by some of the world’s most sophisticated institutional investors, but are now available to nearly everyone thanks to recent regulatory changes. This handbook will guide you through the process of building your own diversified real estate portfolio by identifying and making investments with established and experienced private real estate operators. This is NOT another get-rich-quick real estate fix & flip scheme. You will NOT be encouraged to sign up for conferences or clubs to learn a no-money-down investment strategy. This IS a practical guide meant to help you avoid common mistakes and navigate more skillfully through an often byzantine industry. You will - What a private real estate investment is; the mechanics of syndicates, funds, and crowdfunding - Fundamentals of basic real estate evaluation - How to evaluate operators and investments - Fees, incentives, and other loads - Common terms and structures - Strategies to evaluate and manage risk - How to create and execute a personalized investment strategy Most people underestimate the time requirements, complexity, risk, and general brain damage involved with buying real estate directly. Thankfully, private real estate investments provide most of the same benefits as direct ownership, while taking advantage of established real estate companies’ years of experience, market knowledge, industry reputation, negotiating leverage, and expertise. Even better, they allow investors to diversify their investment allocation across a range of real estate product types (multifamily, retail, office, self-storage, etc.) and throughout the capital stack (equity, debt, mezzanine, and preferred equity), all while working with specialists in each strategy. Written by an experienced practitioner with over $5 billion in transactional experience, this book challenges conventional wisdom and provides an inside look into how the industry actually works. Using the practical tips and strategies found here, you can build your own unique real estate portfolio, manage risk, avoid common mistakes, hopefully make money, and perhaps even have some fun along the way.
An excellent overview of real estate partnerships. Unless you have a interest in the field via your profession or for purposes of personal investment opportunities (ala, crowdfunding, etc.), the content of this book will be too detailed for most. However, even though I've been involved in joint ventures for most of my career, I found useful information on aspects of private equity where my expertise was lacking. As an example, the book spent a few pages describing the requirements (and jargon) associated with 1031 exchanges.
Excellent overview for the reader looking to learn the basics of investing in RE PE. As someone who is newer to the world of RE, it was great to a) have the author reaffirm existing learnings b) fill in the gaps in my framework. The author is not only comprehensive but sprinkles the read with down to earth commentary (eg ppms are humorously schizophrenic) and quotations from public icons. Would have given 5 stars had there not been a handful of typos/errors (eg pg 86 incorrectly describing multiples as negative)
I was hoping to learn the easy steps to assured success in RE private equity but that isn't this book. It is a good review but things are more complicated than you might think. 1031 exchanges are possible but complex and potentially expensive. You should really diversity among deals. IRR can be calculated several ways and the GP knows more about this than you do. Also maybe you should have an investment advisor, accountant and attorney review each deal before you invest. I haven't invested in private deals and may skip it after reading this book. REITs may be more my speed, lol
I am the owner of a successful real estate sales company and picked up this book to supplement existing residential dales knowledge for expansion into commercial real estate Syndication and acquisition. It was extremely well written and comprehensive. Clearly written by an expert who had been there and done it rather than a one time "got lucky" investor looking to push that limited experience into a flashy book. I highly recommend this book.
Great primer on the basics of evaluating crowdfunding real estate ventures. Most info is quite objective, but I wish the author would have given more subjective opinions, as an industry insider and expert, about what he feels or rates as a good or bad number in regards to key investor return metrics to help us amateurs out even more.
If you are getting deeper into the world of syndications and JV’s, this is a really helpful book. I’m an attorney in the space, and I kept finding nuggets of wisdom sprinkled in. He cuts through all of the noise and gets right to the key issues. I wouldn’t recommend if you are brand new to real estate.
I’ve been in and around private equity investments for over 20 years. This book hits on all the economics, terminology and caveats at the 30,000 foot level for the new real estate private equity investor. A great introduction to a very complex but potentially very lucrative investment vehicle.
Excellent overview of the benefits and pitfalls of investing in private equity real estate syndications. Managing risk is extremely important and the author provides a good framework for evaluating new offerings. Well written and very helpful.
For anyone who wants to develop a better understanding of real estate investing, especially from the private side, this is an easy-to-understand and digestible primer to prepare you. The author's multiple caveats included with each approach and strategy are of great value.
This book is very well written and thought through. The author provides seasoned advice and resources for newbs and intermediates to gain more knowledge of investing.
Coming from the recommendation of our private investment club, It is a good introduction to the private deal structure and how to compare them. The hidden fees and the process which not many book covers.
